How can sellers get their homes ready for an inspection?

On Behalf of | Nov 19, 2022 | Residential Real Estate

Buyers typically include the requirement for a home inspection in many real estate offers. It is understandable why an inspection would be advantageous to buyers, but what does it mean for sellers? Preparing for the inspection ahead of time can help Massachusetts sellers prevent unwanted surprises or the loss of a valuable offer. Here are some things sellers can do to get their homes ready when an inspection is forthcoming:

  • Book an inspection before listing the home. It is advantageous for sellers to know exactly what is going on with their home before putting it on the market. Knowing the possible issues with the home will help them get in front of it, which will allow for a smoother and more transparent real estate transaction.
  • Make repairs prior to the inspection. The pre-listing inspection should provide an opportunity to identify and repair issues that may increase the value of the house or prevent failed offer. Make the most of this advantage by taking on the repairs, especially if they will make a significant difference in saleability.
  • Clean up the house as much as possible. During the home inspection, it is likely that the potential buyers will also see under rugs or behind furniture. Because of this, it’s a good idea to make sure there are minimal amounts of stains and scuffs lest they see these as red flags. Other small “clean-ups” that go a long way include cutting back bushes, clearing gutters and replacing lightbulbs.

It is important that sellers be respectful to home inspectors and give them the space they need to do their job. Thankfully, with the right preparation, sellers can feel confident in welcoming an inspector through their doors. Individuals who have legal concerns about a real estate offer that includes a home inspection or want to better understand their rights and responsibilities in such a transaction could benefit from speaking to a Massachusetts real estate lawyer.
